The MLS Innovator Network is an exclusive group of MLS and Association executives who meet monthly to discuss technology trends and hear pitches from leading PropTech companies.

On July 9, 2025, the Network welcomed two standout presentations from Gitcha and RealReports.

 

Reimagining the Buy Side with Gitcha

 

Dan Cooper, CEO of Gitcha, opened by revisiting his journey from custom homebuilder to brokerage owner, and how that personal experience shaped the product’s vision. After struggling to sell his own home during the 2007 crash, Cooper realized there was a missing layer in the transaction.

 

“I left that hard situation with an important observation from a seller’s point of view… my agents had no way to deeply understand what active buyers were looking for in that quickly shifting market.”

 

This insight led to the development of Gitcha’s Buyer Listing Service (BLS), a structured way for agents to input rich buyer data into the MLS, mirroring how listing agents market properties for sale. Agents can submit detailed “buyer want listings” including location, financing preferences, timelines, and must-haves.

 

Jake Hokinson, Chief Product Officer, explained the mechanics:

 

“These buyer want listings are just like for sale listings, but for buyer clients… the intent of a sortable and searchable and matchable feed is really to provide three important elements: insight, guidance, and data.”

 

The BLS allows agents to input must-haves, financing, timeline, and other rich context. Using AI, the system then cross-matches these “buyer want listings” against for-sale inventory, revealing demand patterns, uncovering untapped opportunities, and even generating reverse alerts for listing agents. The optional Gitcha.com portal allows agents to publish these buyer profiles publicly, complete with videos, share cards, and branded intake forms.

 

RealReports: AI-Powered Clarity for Every Property

 

The second presentation came from James Rogers, CEO and Co-Founder of RealReports, a fast-growing platform that turns over 70+ public and proprietary data sources into customizable, branded property reports.

 

“Probably the easiest way to think about RealReports is like the AI supercharged Carfax for homes,” Rogers said.

 

Built by real estate professionals for real estate professionals, RealReports aggregates data from 70+ trusted sources to generate comprehensive, customizable property reports, available for any U.S. address in seconds.

 

The system includes public records, permits, zoning, environmental risk, market comps, rental potential, and much more, presented in an agent-branded, MLS-skinned interface. It also includes Aiden, a built-in AI co-pilot that summarizes documents, analyzes photos, and answers complex property questions, while maintaining a clear audit trail for risk mitigation. “It allows you to ask a question and get an answer based on tens or even hundreds of thousands of data points around a property… It can also summarize documents, analyze them, and do the same for photos.”

 

Agents can use RealReports at every phase of the transaction, from buyer education to listing prep to open house lead capture. The system is designed to streamline due diligence, mitigate risk, and boost agent-client collaboration. For example, agents can upload inspection reports and receive cost estimates for repairs, helping them negotiate with confidence.

 

“It is our belief that agents who adopt modern technologies, some of which include AI, are going to outcompete the ones who don’t.”

 

Reports are fully customizable, with sandboxed edits visible only to the agent who created them. MLSs can white-label the product, add national public records, and participate in revenue share models for feature upgrades.
